In most cases, no. Since April 2024, a granny flat of up to 70 m² that meets the Residential Design Codes (R-Codes) doesn't need development approval from your council. It applies on residential lots of any size, including grouped and strata lots. You still need a building permit, which we organize as part of every build. Some areas have extra local rules, such as heritage areas or structure plans, so we check your block before we quote.

Right now, up to 70 m² to skip council planning approval. That may change: on 24 October 2026 the WA Government released draft R-Codes proposing to lift the limit to 90 m², remove minimum car parking for granny flats and reduce rear setbacks in lower-density areas. It's a draft for now. Public consultation closes on 26 February 2027, and the current rules apply until the final codes are adopted. All five of our designs, from 34.5 m² to 68.2 m², fit within today's 70 m² limit. If you're thinking about something bigger, talk to us about timing.

No. Since April 2024, a granny flat no longer has to match the design of the main house, so you can choose a design you love rather than copy what's already there.

Yes. Since April 2024, granny flats are allowed on grouped dwelling and strata lots. If your property is strata-titled, check your strata by-laws and whether you need your strata company's consent before you start.

Usually not. Under the current rules, an extra car bay is only needed at some densities and in locations further from public transport. The October 2026 draft proposes removing minimum parking for granny flats altogether.
